The flat roof leaks and has for a while. He called us because he wanted the leaks fixed.
Modified Bitumen Roofing System
We bid to tear off the old EPDM rubber roof and apply a modified bitumen roofing system to that flat area. Modified bitumen roofs require the torch down process. In order to do this job, we first pulled off the shingles that flowed down onto the old roofing system. We then pulled off the old epdm rubber roof only to find that it had been installed on top of a layer of roofing insulation. This roofing insulation had been soaking wet for years so it had long since lost it’s integrity and functionality.
We had to scoop the old roofing insulation off with a shovel. Once we had the roof cleaned off, we installed the drip edge and painted it with asphalt primer then let it dry so the roofing membrane would stick to it for years to come. We laid down the fiberglass base and nailed it down, then applied the modified bitumen torch down roofing system. Finally, we installed the new shingles tying them into the existing ones.
